A luxury dual-brand hotel development in Naples has received preliminary approval from the Design Review Board (DRB) after making several changes to address concerns from the local community. Originally planned to include a rooftop restaurant, the proposal was revised following feedback from the Lake Park Neighborhood Association and local residents, resulting in the removal of the restaurant to reduce potential noise and light disturbances.
The hotel, situated on a 4.45-acre site at 870 Goodlette-Frank Road within The Commons Professional Park, will offer 278 rooms spread across eight stories. By eliminating the rooftop dining space, the design now better aligns with the community’s preferences, while still offering a premium experience. The hotel’s location, buffered by parking lots, landscaped areas, and a busy road, is positioned 225 feet from the nearest residential properties.
In addition to responding to concerns, the developer has reduced the project’s parking requirements, allowing for the creation of additional green spaces and landscaping around the hotel. Though some DRB members expressed disappointment about losing the rooftop restaurant, they acknowledged the developer’s responsiveness to community feedback and appreciated the environmental benefits of the revised plan. The new design includes guest rooms on the upper floors, along with exclusive amenities such as a fitness center, business center, and a private courtyard restaurant for guests on the third floor.
Standing at 94 feet, the hotel will exceed the city’s typical height limit due to its location on annexed land with different zoning regulations. Scheduled to operate under both Hilton and Marriott brands, the project will proceed after additional reviews by the Planning Advisory Board and City Council.
With these changes, the hotel aims to deliver a luxurious experience while staying mindful of community needs and emphasizing sustainability. The final design approval is expected soon, bringing the project closer to completion.
